These rules apply to all direct bookings, including 2026 stays. These rules are in place to protect the property, your safety, and the neighbours. By booking and staying, the primary Guest agrees they are responsible for all occupants and visitors, and agrees to follow these rules.
General House Rules
- Registered Guests Only
- Maximum overnight occupancy: 8 registered guests.
- No unregistered visitors on the property at any time unless approved in writing by the Host.
- Unauthorized visitors or over-occupancy may result in termination of the stay and/or additional charges to cover verified costs such as security call-out, increased cleaning, and any damage.
- No Third-Party Bookings: For everyone’s safety and insurance reasons, the person who books must be one of the guests staying at the cottage and must be present for the duration of the stay. If we discover a third-party booking, the reservation may be cancelled and the booking/stay will be terminated, with no refund, and the property must be vacated immediately.
- Quiet Hours 11PM -10AM: No parties or events unless approved by host. Excessive noise complaints may result in termination of the stay.
- Care of Home: Please do not move or rearrange furniture. If something must be moved for safety, return it to its original position. Please keep doors and windows closed when leaving (wind/weather protection).
- Laundry Safety: Please do not overload the washer/dryer. Do not leave the dryer running unattended or overnight.
- Garbage and Wildlife: Do not feed wildlife. Do not leave garbage outside—it attracts animals. Use the provided bins and wooden garbage box.
Hot Tub Rules
No glass in or near the hot tub (bottles/cups included).
- Children must be supervised at all times.
- Please shower before use to help keep the water clean.
- The hot tub temperature is set at 102°F (37.7°C). Please do not adjust settings.
- If hot tub water is contaminated (food/drinks, glass, excessive debris, bodily fluids, etc.) and requires drain/refill/service, Guest agrees to pay a hot tub service fee up to $300 (based on actual service required).
BBQ Safety Rules
Do not move the BBQ. If you believe it needs to be moved for any reason, message the Host first.
- Never leave the BBQ unattended while in use. An adult must be present at all times.
- Clean the grill after use to prevent grease flare-ups.
- Ensure burners are off and close the propane tank valve after each use.
Fire Pit Rules
Outside fires are permitted only in the designated fire pit.
- No fires during a regional fire ban - this is illegal and will result in a notification to authorities and immediate termination of stay with no refund.
- Fires must be attended by an adult at all times and fully extinguished before leaving the area or going to bed.
- Firewood is provided—do not cut, trim, or damage any trees on the property or nearby crown land. Any damage will be charged at repair cost.
- Do not burn garbage/plastics/food. Use only firewood and fire starters provided.
Water & Dock Safety Rules
- No diving off the dock. Water is shallow. Feet-first entry only.
- Children must be supervised at all times while near or in the water.
- Life jackets must be worn while using kayaks/paddleboards, regardless of swimming ability.
- Swim at your own risk—no lifeguard on duty.
- No running or horseplay on the dock.
Charges for Damage / Extra Cleaning

Guest is responsible for damage beyond normal wear and tear, missing items, and excessive cleaning caused by Guest or their group. Guest authorizes Host to charge the card on file for verified costs supported by photos and receipts/quotes (repairs, replacement, extra cleaning, hot tub service, security call-outs).
